Cadastral & Survey Admin

 

The purpose of this branch is to manage and control all relevant survey requests and queries such that optimum service delivery is maintained, and to provide an administration function to the department.

 

Cadastral Surveys

These are surveys in terms of the Land Survey Act No. 8 of 1997, and Council make use of the same when acquiring or alienating land by subdivision or Sectional Title, location and pointing out of beacons for sales and developments, and the creation of servitudes and leases. This branch checks and accesses all incoming requests for accuracy, investigates and deals with any found problems, prioritises the work, and instructs the required survey either to consultants, or to the Land Surveying Branch.

 

Road and Public Place Closure

In alienating land, or by public request, there are often road or public place closures required. These closures are legally required in terms of Local Authority Ordinance No. 25 of 1974. This branch ensures that the necessary plans are prepared, instructs survey when necessary, ensures that the legal procedures have been complied with, prepares the required legal certificates, and requests the Surveyor-General to effect the closure.

 

Amendment to General Plans

Amendments to General Plans are often encountered when alienating or acquiring land. These amendments are governed by the Land Survey Act. This branch ensures that the necessary plans are prepared, instructs the required survey, prepares the required legal certificates, and requests the Surveyor-General to effect the amendment.

 

Surveyor-General's Office

This branch liaises and consults at high level with the Surveyor-General regarding complex surveys and legal interpretations.

 

Land Legal Advice

This branch offers land legal advice to other Council departments, Councillors, and members of the public. This advice could be in the form of, inter alia, diagram and general plan interpretations, registration advice, servitude queries, legal interpretation of beacon positions, sub-divisional and re-layout queries, sectional title queries, title deed interpretations, road status queries and more.
