(1) (a)Subject to the provisions of paragraphs (b), (c) and (d) hereof:

(i) in Special Residential zones not more than one dwelling house together with such outbuildings as are ordinarily used in connection therewith and not more than one ancillary unit for each dwelling house shall be erected on any site;01/07/1985

(ii) in Maisonette zones, not more than one dwelling house or pair of maisonettes together with such 14/11/1996

outbuildings as are ordinarily used in connection therewith and not more than one ancillary unit for each dwelling house shall be erected on any site; 10/12/1996

(iii) in Extended Residential zones, not more than one dwelling house or extended residential building 14/11/1996

together with such outbuildings as are ordinarily used in connection therewith and not more than one ancillary unit for each dwelling house shall be erected on any site;10/12/1996

(iv) in General Residential and Duplex zones not more than one dwelling house, pair of maisonettes 02/12/1974

or single building of the type permissible in such use zones, together with such outbuildings as 14/11/1996

are ordinarily used in connection therewith and not more than one ancillary unit for each dwelling house shall be erected on any site; and 10/12/1996

(v) in Minor Shopping zones not more than one building shall be erected on any site.18/04/1977

(b) (i) The Council may authorise the erection of a cluster housing development on subdivisions which 17/03/1975

are zoned Special Residential, Maisonette, Extended Residential, Duplex or General Residential; 20/07/1981

provided that in granting its authority the Council may in its discretion impose such conditions as it 22/04/1985

deems necessary having regard to any special circumstances affecting the subdivision 01/07/1985concerned.08/12/1989

(ii) When a cluster housing development is permitted on a site in terms of sub-paragraph 01/07/1985

(i) of this paragraph such development shall have a minimum side and rear space 14/11/1996

in conformity with the provisions of clause 19.10/12/1996

(iii) Where a cluster housing development is to be erected on a subdivision in a Special Residential,22/04/1985

Maisonette or Extended Residential zone, the number of dwelling units which may be 08/12/1989

erected thereon shall not exceed the number obtained by dividing the net area of the subdivision 14/11/1996

in square metres by the minimum area of subdivision prescribed for the zone in which the subdivision is situate with the resulting quotient being taken to the nearest unit or, if there is a fraction of one-half, the next highest unit provided that :- 10/12/1996

(a) in a Maisonette zone the number of dwelling units calculated in accordance with the above shall be multiplied by afactor of 2,0;

(b) in an Extended Residential zone the number of dwelling units calculated in accordance with the above shall be multipliedby a factor of 3,0.

(2) Save as is provided in the By-laws relating to the Subdivision of Land and New Streets no new subdivision in the density zones referred to in the left-hand column of Table A below shall have an area less than that specified in the right-hand column of the said table.

(3) Subject to the provisions of the By-Laws relating to the Subdivision of Land and New Streets, no new subdivision in a use zone other than Special Residential, Maisonette, Extended Residential, General Residential and Duplex shall have an area of less than 240 square metres.

(4) Nothing herein contained shall preclude the creation or use of a subdivision of a lesser area than is prescribed in this clause, for Municipal or Government purposes.
